Policies, Rates & FAQ

Please review our policies below. They are all written in plain English and the total document is less than 500 words long. Many of these are required by state and city law for licensed hospitality businesses such as ours and are out of our control. All guests are presented with and asked to confirm that they have read and agree to our policies before completing a booking. As such we cannot offer refunds for anyone who claims they were not aware of a particular policy.

RATES: The rate you choose for your stay determines the price per night, the amount of your deposit and how long prior to your stay you have to cancel or change your reservation. Review rates carefully before selecting. Please see the Rates section below for further information

CANCELLATIONS & CHANGES: Your chosen rate will determine how much time you have to cancel or change your reservation (usually either 30, 10, or 2 days). If you cancel before this time, you will receive a full refund, less a $30 processing fee. After you hit this deadline, the remainder of your bill will be charged and is not refundable. There are absolutely no exceptions, including for weather. Please consider travel insurance (visit insuremytrip.com) if your plans could change or you intend to visit during the winter when weather could affect your ability to travel.

CHECK-IN: There is no specific window of time for check-in. The innkeepers will contact you as soon as the room is ready, and you can arrive at your convenience All rooms are guaranteed ready by 4PM. They are usually done well before this, however we ask you to understand that we cannot guarantee a specific time earlier than 4PM

CHECKOUT: By 11am. Late checkouts can’t be guaranteed, but please ask your innkeeper if needed.

CHILDREN: We do not allow any guests under the age of 18. This includes infants and toddlers, regardless of sleeping arrangements.  

PETS: We do not allow pets.

WEEKENDS & HOLIDAYS: From May-October, we require that Friday and Saturday nights be booked together. Some holidays (Memorial Day, Labor Day, etc.) may require booking Sunday as well. If a reservation is modified to remove weekend nights, guests will still be asked to pay for the unused night. 

ON-SITE PARKING: Suites 1 & 3 include on-site parking. Suites 2 & 4 do not include on-site parking. Guests staying Suites 2 & 4 should plan for street or garage parking. While we find most guests don’t have trouble finding parking, this depends on many factors, and we cannot make any guarantees about availability.

GROUP/MULTI-ROOM BOOKINGS: Group reservations must be approved by the innkeepers to be considered valid. We reserve the right to refuse any requests for group/multi-room bookings.

SMOKING, VAPING & CANDLES: Absolutely no smoking, vaping or use of candles is permitted within the inn. A minimum $150 cleaning fee will be charged for smoking in rooms. 

Rates

We offer a number of different rates, each of which dictates the nightly price of the room, and the terms of cancellation. Please pay careful attention to the terms when selecting your rate.

Standard Rate, Fall 23: Stay is paid in full upon booking. To receive a refund (less a $40 cancellation fee) cancellations and/or changes must be made at least 30 days prior to arrival.

Late Fall Rate: Stay is paid in full upon booking. To receive a refund (less a $40 cancellation fee) cancellations and/or changes must be made at least 14 days prior to arrival.

Low Risk Rate: Each stay is paid in full upon booking. The first night is non-refundable. To be refunded for the remainder of your bill, cancellations and changes must be made at least 10 days prior to reservation.

No-Risk Rate: Each stay is paid in full upon booking. The first night is non-refundable. To be refunded for the remainder of your bill, cancellations and changes must be made at least 48 hours prior to check-in (by 4PM EST, two days prior to check-in.)

Plan Head Rate: Requires full payment at the time of booking. There is a 48-hour grace period after booking should you wish to make any changes. After this your reservations is entirely non-refundable. Please note: the trade-off for the substantial discount offered for this rate is that it is non-refundable under any circumstances. Please insure your trip.
